The Belmont / West Village / Smyrna Market Village / Concord Rd corridor is dominated by attached single-bay garage configurations — 8 or 9 feet wide, with limited headroom and tight side-room for the torsion shaft. The Cumberland / Battery condo and townhome stock. Newer high-density development around Truist Park and Cumberland Mall — same single-bay considerations, with the added wrinkle that many of these are HOA-controlled exteriors that require approval for door color or panel style. Established mid-century Smyrna off Concord Rd, Atlanta Rd, and Spring Rd has 1960s–1980s ranches and split-foyers with two-car attached doubles. Many are now hitting 40+ year hardware — original spring, cable, opener, and panel end-of-life all at once. The standard upgrade is insulated steel (recessed-panel in Bronze) plus a quiet jackshaft opener.

9-foot single-bay torsion spring failure. The smaller spring spec gets over-tensioned to compensate for a heavy insulated door, fails earlier than standard double-door springs. We stock 8- and 9-foot springs as everyday inventory — not "we'll order it Monday." Same-day fix on every truck.
Standard double-door spring failure on Vinings estates and established Concord Rd / Atlanta Rd ranches. Most homes in these neighborhoods are 1980s–2000s, hitting first or second spring failures right on schedule. Don't try to lift the door (it can weigh 200+ lbs without spring tension). We replace both springs in one visit.
Common Belmont and West Village request — replace the ceiling-mounted chain-drive opener with a side-mount jackshaft (LiftMaster 8500W).
